The reason why this development “Finca Pura Jungla” is, in our opinion, the real deal is that this finca was nothing but pastureland for cow’s twenty some odd years back. The finca was bought and the owner put a real eco plan in action. He planted well over 60,000 trees on the finca and built a forest. He built a rain water catchment basin that now houses many aquatic birds through most of the year. He set aside a majority of the finca as a private reserve and now there is habitat for local wildlife. This serves to help recharge the aquifers underground. In this first phase of the project electricity cables are underground to protect fauna. The project is, essentially, a north and south ridge separated by a valley. The valley is a green zone. At the end of the valley there is an area for communal use for livestock or food production. He only developed home sites on the tops of those two separate ridges within the finca and each lot is nearly two acres so that homeowners can really feel like they are alone in the jungle but with a neighbor to get eggs from just a hop, skip, and a jump away. There are only about 30 homesites here on more than 150 acres!

The size

This lot is over two acres. There is space for a pool if you desire. The building footprint of the lot is 15% with a maximum of two homes plus ancillary permanent structures (concrete walks, garages, sheds, etc.). Naturally, there is electricity, telephone, internet (the finca is a sub-station for internet…T1 service), and clean, delicious running water. The property has access to the public water for development of your home. The internet comes via WiMax connection or a router with a SIM card in this long time development.

The lot is one kilometer inside the finca and one more kilometer to THE paved road in Paraiso. The lot is also only about ten minutes to the beaches of Junquillal, Playa Blanca, Callejones, Playa Negra, Lagartillo, and Avellanas. The annual property taxes here are currently $170/year. There is an annual HOA fee of $1000.00 that is charged to make sure that all the internal roads of the development are maintained to perfection.
